Development regulations

 

The waterfront land development has community regulation about building rules

 

  • land owner can select their own architect.
  • Land owner can select their own construction company (That will be verified by Pahili to be sure they can complet the construction in timely maner) This to avoid then defaulting and having skelton villa poluting the devlopment)
  • A set of specifc roofing style and color will be mandatory.
  • Villa external color will be restricted to specific color tone so the development can have a sort of uniformity.
  • heigth restriction specific to each plots
  • Plots can not be subdivided
  • Plot surface up to 2 rai are only allowed single villa
  • Plot surface over 2 Rai can have the right to develop one addidional villa
  • No commercial buildings allowed (only residencial)
  • Road and Infrastructure sinking fund one time payment.
  • Communal fee pre and post construction (Yearly one time payment)
  • Regulation and community guidlines only to serious buyer who are interested in the land plots.
